Job Summary:
The Construction Manager will be tasked with overseeing the execution of a large-scale development project and managing all on-site activities, ensuring quality, safety, and timely delivery in line with project goals and specifications of The Aga Khan University in Uganda, including The Aga Khan University Hospital. This role involves coordinating with various stakeholders, managing resources, and ensuring the project aligns with AKU’s commitment to quality and impact.

Key Result Areas (Expanded Responsibilities)

  1. Coordinate and Supervise Contractors, Subcontractors, and Site Personnel
    • Oversee the daily operations of contractors and subcontractors to ensure compliance with project plans, timelines, and quality standards.
    • Manage site personnel, including assigning tasks, monitoring performance, and ensuring adherence to safety protocols.
    • Conduct regular site meetings to align all parties on project progress, challenges, and solutions.
    • Ensure effective communication between on-site teams and project management to maintain workflow efficiency.
  2. Ensure Compliance with Project Plans, Specifications, and Safety Standards
    • Review and interpret project blueprints, specifications, and contracts to ensure all work meets AKU’s standards and regulatory requirements.
    • Implement and enforce safety policies, ensuring compliance with local and international construction safety regulations (e.g., OSHA standards).
    • Monitor quality control processes, conducting inspections to verify that materials and workmanship meet specified standards.
    • Address any deviations from the project plan promptly to prevent delays or cost overruns.
  3. Monitor Project Timelines, Budgets, and Resource Allocation
    • Develop and maintain project schedules, ensuring milestones are met within the agreed timelines.
    • Track project budgets, ensuring expenditures align with the approved financial plan and identifying cost-saving opportunities.
    • Manage the allocation of resources, including labor, materials, and equipment, to optimize productivity and efficiency.
    • Prepare regular progress reports for senior management, highlighting timelines, budget status, and any risks or issues.
  4. Liaise with Consultants, Suppliers, and Stakeholders
    • Collaborate with architects, engineers, and consultants to resolve technical issues and ensure project designs are implemented accurately.
    • Negotiate with suppliers to secure quality materials and services at competitive prices, ensuring timely delivery to the site.
    • Engage with stakeholders, including AKU administration, local authorities, and community representatives, to address concerns and maintain positive relations.
    • Facilitate approvals and permits by coordinating with relevant regulatory bodies.
  5. Identify and Resolve Site Issues Promptly
    • Conduct daily site inspections to identify potential issues, such as delays, safety hazards, or quality concerns.
    • Develop and implement solutions to address issues, minimizing disruptions to the project timeline and budget.
    • Manage conflict resolution among contractors, subcontractors, or site personnel to maintain a productive work environment.
    • Document and report all issues and resolutions to ensure transparency and accountability.

Requirements

Essential:

  • Bachelor’s Degree in Civil Engineering, Construction Management, or a related field from a recognized institution.
  • Minimum of 10 years’ experience in construction management, preferably on hospital or complex projects.
  • Strong leadership, problem-solving, and communication skills to manage diverse teams and stakeholders.
  • Proficiency in project management tools and MS Office Suite (e.g., MS Project, Excel, Word) for planning, tracking, and reporting.

Desirable (Inferred):

  • Professional certification in project management (e.g., PMP, PRINCE2) or construction management (e.g., CCM) is an added advantage.
  • Experience working on projects in the education or healthcare sector, particularly with international organizations.
  • Familiarity with Ugandan construction regulations, permitting processes, and local labor laws.
  • Knowledge of sustainable construction practices and environmental standards relevant to hospital projects.
